The Public Notice ADC/PN/2026/041, published on 31 March 2026 by Susan Nkrumah, Director of Housing and Planning, is a statutory notice under the Town and Country Planning Act 1990 and the Town and Country Planning (Development Management Procedure) Order 2015, advertising a major outline planning application affecting land north of Ambridge. The notice fulfils the legal requirement to publicise the application and invite representations from members of the public, statutory consultees, and other interested parties prior to the Planning Committee’s consideration of the proposal.

The application, registered under reference ADC/PLAN/2025/0342 in October 2025, is submitted by Riverside Developments Ltd and prepared by Harris and Partners Planning Consultants LLP. It seeks outline planning permission (with all matters reserved except access) for a major mixed-use urban extension on land bounded by the B2204, Millbrook Lane, and Croft Road — a site of approximately 65 hectares on the northern edge of the settlement.

The proposed development includes up to 480 dwellings, with a commitment that no less than 35% of homes will be affordable; a 4-hectare employment zone for commercial and light industrial uses; a 1.2-hectare primary school site; a local centre with retail and community facilities; extensive open space, landscaping, and biodiversity corridors; drainage and flood risk infrastructure; and all associated highway and access works. Because the development exceeds the Environmental Impact Assessment threshold, the application is accompanied by a full Environmental Statement, and non-technical summaries have been made available for public inspection.

Copies of the application and all supporting documents are available on the Council website, at the Planning Reception at the Civic Centre, and at Ambridge Central Library. Representations must be submitted by 28 April 2026. All responses are public documents and will be published on the Council website and made available to Planning Committee Members.
